Loft conversions London
London is the world’s greatest city. Whether you are here to work, holiday or live, it’s a city with a unique feel. From the London underground , to the houses of parliament, it’s a place where everyone must visit and enjoy. The popularity of London makes it a very expensive place to live and buy property.
Developing your London Loft Conversion will add significant value to your home. If you have a Loft and you are considering a loft conversion, contact us for a free feasibility study. We can provide you with a free no obligation quote with a free design, plan and visuals.
A loft conversion can be a very simple affair, with roof-lights, or it can involve a dormer. The dormer can be a pitched roof, flat roof or more commonly in London- a Mansard roof dormer.
Our loft conversions take around five to seven weeks, we work from the scaffold directly into your roof, so there is no disruption to your everyday home life. All deliveries, materials and builders go in through the scaffold.
Your new London loft conversion will probably not require planning permission. Changes to planning law in 2008 extended permitted development rights. This means that most loft conversions can be built without the need to gain planning permission, even if you have got a ground floor extension.
Most types of properties can be converted, even if you live in a top floor flat. If you have access to the loft, check with your solicitor to see if you own the loft space. If you don’t own the loft space, check with the freeholder , you may be able to buy the loft space. You will need planning permission to convert this and we can do this for you.
We offer a one stop service that includes all design, planning, building regulations and full build service. Let us convert your palace and convert your dream to a reality.

Loft Conversions- the basics
Your Loft conversion
A loft extension will create additional room in your home can easily provide you with another bedroom and en-suite.
Most Lofts can be converted, the only requirement is a ridge height in you loft of around 2 metres.
The new bespoke stairs to your loft are normally constructed to go over your existing stairs, so there is no loss off space in your home. A loft conversion normally takes around 6/7 weeks, and most of the works are accessed from the scaffold and directly into your roof thus limiting disruption to your home life.
What can be created
Most of the lofts we convert are to provide another bedroom and often include an en-suite. In most cases for a typical three bedroom house a loft measuring five metres square can easily be created. Over the years we have created various types of lofts from two children’s bedrooms with en-suite , cinema rooms, home offices and chillout rooms, the choice is yours.
Types of loft conversion
The most basic type of conversion is the roof-light conversion which involves no roof alterations. The most popular is a dormer loft conversion, these involve roof-lights and dormer windows. There are roof changes with this type of conversion which result in a much bigger loft room. The dormers can be of flat roof, pitched roof or mansard roof.
Benefits of a Loft conversion
Apart from the obvious increase size of your home, a loft conversion is considered to be one of the most beneficial home improvements to your house price. Depending on where you live this averages at around 20%.
So a loft extension is considered an investment and the value of your house after the conversion will normally exceed what you spend on the conversion.
Don’t Move-Improve
The housing market may go up and down but the house we all own is more than just bricks and mortar. Apart from being our biggest asset it is out home and moving home is not without its stresses. If a loft conversion can provide you with another room, be it a bedroom, home office or a granny flat, a loft conversion will be much less stress and cost than moving home.

Loft Conversion Hip to gable and rear dormer conversion
Loft conversion- hip to gable and rear flat roof dormer
If your existing roof is a hip blade roof, that is the roof is hipped as appose to gabled, the here is a typical Loft Conversion with the hip converted to a gable. There is also the addition of a rear flat roof dormer which is tile hung. This is a typical semi-detached house of which there is an abundance in Britain.
The first image shows the formation of the new gable and you see immediately the formation of a new room and the soace you are gaining above your roof to which previously, the wind owned.
The second image shows the formation of the rear dormer.
This again shows the formation of the Loft Conversion and the fact that this room is stealing sky.
A Loft Conversion that involves roof alterations is making your new space considerably bigger, and your not paying for the land, its free airspace over your property. You can build on it for free.
That’s why Loft Conversions provide the greatest return on money spent on your home, an extension will cost more and you will lose garden space. you lose nothing when you build a Loft.
The image on the left shows the dormer with the tiles on and it really begins to take shape.
The conversion can add up to 50 cubic metres of space to your new room. A typical hipped roof is very small but this type of conversion will create a room that is about 6metres square and has ample room for an en-suite.
The image shows two apertures, one for the en-suite window, and in this case a large aperture for a juliet balcony, with side windows.
The term flat roof normally concerns people but let me enlighten you here.
Firstly the roof is not flat, it has a fall and, that there are flat roofs and there are our flat roofs.
We only use the best materials and the best trained tradesmen. We use a vapour barrier and three layers to form a covering that will easily last 10 years and thats why we gaurantee them for 10 years.
Loft Conversions- A Short term investment
Property is well known to be an excellent long term investment. 70% of Brits own their home and demographics in our country will always cause prices to rise. Immigration, longer living, divorce and marrying later in life are obvious factors.
Home improvements boost house values but the type of improvement will affect the level of return.
Loft conversions always top the league “return on investment” for home improvement. Nationwide building society reports have confirmed that a loft conversion can add up to 20% to the value of your home.
In these uncertain times, keeping the faith in property is important, and to remember that houses will never go out of fashion. We may stop buying records but we still need somewhere to listen to the music.
A loft conversion is not a long term, but a short term investment, in most cases what you spend on your conversions is added directly to the value of your house at the very least.

Loft Conversions-get it done legal
Planning a loft conversion is no easy feat. Its probably the biggest sum of money you will part with, unless you buy expensive sports cars every season. Your home is probably your biggest asset, so any alteration you want to make to it should be done properly and add value to your home.
Planning permission is rarely required these days but buildings regulations is always required. There are a number is issues to consider from structural stability, insulation, electrical certification, plumbing and heating to mention a few. All these need to comply with current building regulations.
Using an experienced and accredited Loft conversion specialist will ensure your loft is converted to a high standard and will be gauranteed. A Masterbond affilated member of the Federation of Master builders is essential for peace of mind.
How long will my loft conversion take?
Most customers are surprised when I tell them how quickly a loft conversion can be done. An extension can take months and also taking valuble garden/patio space.
A loft conversion can add an extra bedroom and possibly an en-suite and add value to your home. However, getting it done right and using the right builder is paramount. The Federation of Master Builders have been around for over 60 years and a Masterbonded builder is the cream of the crop.
A Loft conversion normally take around 5-6 weeks but much quicker for a smaller conversion.
Loft Conversions and fire doors
Saftety is first. Lofts are located on the top floor of a house, so we recommend all our customers to consider fire escape routes. A loft conversion on the third floor of a house will need a fire door to comply with current building regulations. The fire door can be located at the loft conversion level or the first floor level. That is at the top of the new loft conversion stairs or the bottom. The role of the new fire door is helping to prevent the spread of any smoke or fire, the doors are specially built.
The view in the image shows the loft conversion with the fire door on the first floor. As you reach the top of the stairs, you walk directly into the Loft conversion.
Your loft conversion consultant from Touchstone Lofts can discuss with you the most suitable design for your home.
This is dependant on the current layout of your home and of course, your personal taste
Can my loft space really be useful space
How can this dusty old space be transformed into living space to form a loft conversion. When you look in your loft you’re probably a bit surprised that a loft conversion can be carried out here.
A trussed roof as shown in the image has wood support all over the loft space. These are all removed when we convert your loft. The most important measurement for you to make is the ridge height. That is, the maximum height in your loft from the floor to the apex.
If the measurement is at least 2.1 metres you can probably do a loft conversion. The bigger the footprint of your house, the bigger the loft conversion you can have, but the shape of your roof is important here. Gable ended roofs can provide bigger lofts and the steeper your roof, the bigger your loft.
